Lower Mainland roofs spend long stretches of the year damp, especially on shaded or north-facing slopes. Moss can hold moisture against roofing materials and, when growth becomes heavy, can interfere with drainage or lift shingle edges.
Why moss shows up on BC roofs
Moss tends to favour moisture, shade and organic debris. Tree cover, roof orientation, slow-drying sections and clogged gutters can all create conditions where growth is more persistent.
When moss becomes more than a cosmetic issue
Light surface growth does not automatically mean a roof needs replacement. The concern rises when thick moss traps debris and moisture, pushes beneath shingle edges, hides cracked or damaged materials, or appears alongside recurring leaks.
Do not aggressively pressure-wash roofing
Roof-cleaning methods need to match the roofing material. High-pressure washing can damage some roofing surfaces or remove protective granules from asphalt shingles. Avoid climbing onto a wet or mossy roof yourself; a professional can inspect the roof using appropriate safety equipment.
Prevention starts with drainage and drying
- Keep gutters and roof drainage paths clear.
- Remove accumulated leaves, needles and branches where this can be done safely.
- Address overhanging vegetation where practical.
- Have persistent moss assessed before it becomes heavy enough to obscure the roof condition.
- Ask the roofer whether zinc/copper control methods or material-specific treatments are appropriate for your roof type.
Does moss mean the roof needs replacing?
Not necessarily. Moss can exist on a roof that still has useful service life. The bigger question is what the material looks like underneath it.
