Common reasons homeowners request this service

  • Torch-on roof repair or replacement
  • Tar-and-gravel roof work
  • EPDM or other membrane roofing
  • Leaks on low-slope additions, garages or commercial roofs
  • Drainage, flashing or waterproofing concerns

Why flat roofs are different

On a low-slope roof, water has less help from gravity, so drainage and waterproofing details matter more. A useful inspection looks beyond the visible membrane to seams, drains, scuppers, parapet walls, flashing, roof penetrations and transitions to walls or steeper roof sections. Ponding water or a recurring leak can point to a drainage or detailing problem rather than a single obvious hole.

Repair or full replacement

A localized puncture, failed seam or isolated flashing problem may be repairable when the surrounding membrane is still in good condition. Replacement becomes more likely when leaks recur in several areas, the membrane is brittle or blistered, water is getting beneath large sections, or the roof deck has been affected. Ask the roofer to explain what was found and why the proposed scope is repair, resurfacing or full replacement.

Residential and commercial requests

BC Quote accepts flat-roof requests for homes, additions, garages, townhouses, strata properties and commercial buildings. Include the property type, approximate roof area if known, roof age, membrane type if you know it, where water is showing up, and whether the problem is active or part of a planned replacement.

What to include in a flat-roof quote request

  • Where the leak or staining appears inside, and whether it changes during heavy rain.
  • Any standing water, slow drains or overflowing scuppers you can see safely from ground level or an accessible interior area.
  • Roof penetrations such as vents, skylights, HVAC equipment or plumbing stacks.
  • Whether the roof is torch-on/mod-bit, EPDM, another membrane, or unknown.
  • Previous patching or recurring leak locations.
  • Access limitations, strata approval requirements or occupied commercial areas below the roof.

Questions worth asking before approving the work

Ask whether the proposal includes removal of wet material, deck repairs, new flashing, drain or scupper work, protection around penetrations, disposal and cleanup. For a replacement, also ask what membrane system is proposed, how transitions and parapets will be detailed, what could trigger a change order, and what workmanship and manufacturer warranties apply.

Normalize the scope before comparing prices

A proposal is easier to compare when tear-off, disposal, underlayment, flashing, vents, decking allowance and warranty terms are separate line items. In Greater Vancouver and the Fraser Valley, access can also affect labour: narrow side yards, limited street parking, attached homes and steep lots can change how materials and debris move on and off the property.
