A roofing estimate should be more than a total price. Before comparing two contractors, make sure they are quoting the same work, materials and assumptions.
1. Confirm the roof area and scope
Does the estimate clearly identify what roof sections are included? Is it a full replacement, one slope, a repair, detached garage, porch or other structure? A vague scope makes price comparisons unreliable.
2. Check tear-off and disposal
Ask whether removal of existing roofing, disposal fees and site cleanup are included. If additional layers are discovered, understand how that affects the price.
3. Compare the complete roofing system
Look beyond the visible shingles or panels. Depending on the roof, the quote may address underlayment, ice/water membrane, flashings, vents, valleys, drip edge and other components. Make sure important details are not simply assumed.
4. Understand decking allowances
Damaged roof sheathing is often not fully visible until old roofing is removed. Ask whether the quote includes any decking replacement and what the per-sheet or per-area charge is if more is needed.
5. Identify the exact material
The estimate should state the roofing product or at least the product line/specification, not just “architectural shingles” or “metal roof.” This makes it easier to compare product warranties and installation requirements.
6. Ask about ventilation
Roof work can interact with attic ventilation. If ventilation changes are recommended, ask why, what is being added or removed, and whether the proposed system is appropriate for the home.
7. Separate workmanship warranty from manufacturer warranty
These are different. Ask what the contractor covers, for how long, and what conditions apply. Manufacturer product coverage can also have registration or installation requirements.
8. Review payment terms
Understand the deposit, progress payments and final payment trigger before signing. Ask how approved change orders will be documented and priced.
9. Check contractor standing
WorkSafeBC recommends homeowners hiring an independent business check that the business is registered and making required payments, using a clearance letter where applicable. You can also verify insurance directly with the contractor.
10. Compare confidence, not just price
A good quote should make it easy to understand what you are buying. If one estimate is much lower, ask what is different rather than assuming it is automatically the better deal.
