Water staining in an attic does not always mean rain entered through the roof covering. Warm, moisture-laden indoor air can move into a cold attic and condense on roof sheathing or other surfaces. The source needs to be identified before deciding on a repair.
Common warning signs
- Water droplets or frost on the underside of roof sheathing.
- Dark staining or mould-like growth in the attic.
- Damp insulation or musty odours.
- Rusting fasteners or metal components.
- Repeated winter moisture without a clear rain-entry point.
Why ventilation is only part of the answer
BC Housing notes that constant or excessive attic condensation can point to inadequate ventilation, a moisture source into the attic, or blocked roof vents. Air leakage from the living space and improperly terminated exhaust ducts can also contribute. Simply adding more vents is not always the correct fix.
What a proper assessment should separate
A roofer or building professional should determine whether the moisture is coming from exterior water entry, interior air leakage/condensation, plumbing or mechanical sources, or a combination. That distinction matters because the repair can be completely different.
Do not block attic vents
Insulation, stored materials, debris or poorly executed retrofit work can interfere with intended ventilation paths. BC Housing specifically advises homeowners not to block vents and to inspect attics periodically for moisture or leakage.
When roof work may be part of the solution
