Project planning

Flooring quotes depend on the surface underneath

Inspect the subfloor before choosing a finish

Squeaks, movement, unevenness and moisture can determine whether new flooring performs well. Tell the installer what is currently on the floor and whether multiple layers may need removal. Basements, slabs and areas near exterior doors may need different moisture checks than upper-floor wood subfloors.

Include transitions, stairs and fixed items

The square-foot price is only one part of the scope. Door jambs, baseboards, stairs, closets, appliances, islands and transitions to adjacent rooms can add labour and material. In condos, elevator booking, disposal rules and acoustic underlay requirements may also affect product selection and scheduling.

Compare preparation and installation method

Ask whether levelling, grinding, patching, underlay, moisture testing, baseboard removal and disposal are included. For floating floors, confirm expansion and transition details; for glue-down or nail-down products, confirm substrate requirements. The proposal should also say who moves furniture and appliances and what happens if hidden subfloor damage appears.

Give installers a transition map

Sketch which rooms are included, what flooring is there now and what each new surface must meet at doorways, stairs and adjacent rooms. Mark appliances or built-ins that remain in place. For condos or multi-level homes, note the floor level and elevator access. This helps separate straightforward open-room installation from a project with many cuts, transitions, stairs, furniture moves or height changes between different finished floors.

A flooring quote is only as good as the subfloor information

Flooring quotes can diverge because the visible product is only part of the job. Measure the rooms, count stairs and transitions, identify the existing floor and note whether furniture, appliances or baseboards must be moved. The biggest unknown is often below the finish: concrete moisture, uneven subfloors, old adhesive, damaged underlayment or squeaks can add preparation that is impossible to price accurately from a product photo alone.

Ask each installer to state the preparation allowance and the conditions that would trigger extra work. Product, underlayment, removal, disposal, leveling, transitions, baseboards and stair work should be identifiable in the proposal so that two totals can be compared on the same basis.
